1. Planning Commission Design Review 16-2475, Conditional Use Permit 16-2479, Coastal Development Permit 16-2480 and Variance 16-2482 to remodel an existing 24-room hotel at 1401 South Coast Highway (The Coast Inn), and a convenience store and retail cottage at 1391 South Coast Highway (The Coast Liquor Store and an Olympic Cottage). 


Staff Recommendation: Continue Conditional Use Permit 16-2479, Planning Commission Design Review 16-2475, Coastal Development Permit 16-2480 and Variance 16-2482 to the July 5, 2017 Planning Commission meeting.

2. Parking Actual Demand Study – Review and provide direction on IBI Group’s findings and recommendations regarding the Parking Actual Demand Study for the Downtown Specific Plan Area and staff’s recommendations on related policy issues.  Disclosures: 

Staff Recommendation: (1) Receive a presentation from staff; (2) Receive public testimony and (3) Provide direction on IBI Group’s findings and recommendations regarding the Parking Actual Demand Study for the Downtown Specific Plan Area and staff’s policy recommendations that were presented at the March 22, 2017 Planning Commission meeting.

3. Laguna Canyon Planning Study – Present and Discuss Preliminary Findings of Draft Report. 

Staff Recommendation: (1) Receive a presentation from MIG; (2) Receive public testimony and (3) Provide input/discussion on MIG’s Laguna Canyon Planning Study draft report and the comments provided in the attached public correspondence.
