The Museum Hotel Project is Item no. 5 on the agenda. This complex will be on the Coast Highway north of the museum (you may have seen the staking.) For more information, see the Staff Report ( Laguna Beach Development Department’s report to the Planning Commission) The Staff's conclusion and recommendation is provided at the bottom of this email---note our highlights. Plans is the "concept package," showing many visuals of where the complex is located, architectural plans for it, and illustrations of how the present version would look, including the illustration below.

If this photo and the lack of compliance with city mandates disturb you at all, come to the Oct 16 Planning Commission meeting at the City Council Chambers, 6 pm, Wed. Oct 16. The public may comment for 3 minutes each (or 2 min. if it is decided there are too many people wanting to speak.)

STAFF CONCLUSION (PC Item 5, Oct 5, 2019):

The conceptplan as submitted is not in compliance with the rear yard setbacks,\ open space requirement, density and is inconsistent with several of the Design Review criteria. Specifically, staff has concerns with the apparent bulk and mass, overall scale, and potential view impacts.The applicant also needs to address other issues, including, but not limited to, low-cost lodging, fire department access requirements, traffic, circulation, parking and drainage as part of their formal application. The applicant submitted the attached letter, describing his intent to create a destination area for the community that includes art-focused exhibition space, public dining and shopping area. The applicant understands initial concerns raised by staff and has noted that the formal plans will be revised to be compliant with City codes, guidelines and policies. The applicant submitted their initial concept plan to solicit public and Planning Commission's feedback related to structure size, mass, scale and potential view impacts.

STAFF RECOMMENDATION (PC Item 5, Oct 5, 2019)

Staff recommends that the Planning Commission review the attached conceptual plans and supplemental information for the potential development of a mixed-use hotel facility, individually conduct a site visit to evaluate the preliminary staking, consider public testimony, and provide general direction to the applicant. The applicant submitted the attached letter, which among other things, requests feedback on the proposed structure size, mass, scale and potential view impacts.
